Most families looking to buy a house in south Chennai settle three questions before they look at a floor plan. Those are, how they’ll get to work, where the children will study, and how quickly they can reach a good hospital at night. In Chromepet, all three have clear answers.

Avinya, a 49-home development in the locality, makes a useful reference point. Here is how its surroundings stand in late 2026. Those considering new apartments in Chrompet versus other choices on GST Road could find it useful as a comparison tool.

The train first, the metro later

Right now, the suburban railway does most of the work. Chromepet station is on the Beach–Chengalpattu line, so Guindy, Mambalam and Egmore are a straight ride with no change. Pallavaram is one stop north and Tambaram two stops south. A foot overbridge connects the station to the bus stand across GST Road, so switching from an MTC bus to a train doesn’t mean dodging traffic at street level.

By road, the airport is a short drive north, handy for frequent flyers. The 200-feet radial road links Chromepet to Thoraipakkam and OMR. The metro needs a plain answer. The Airport–Kilambakkam extension is planned along GST Road with a stop at Chrompet. CMRL submitted a revised project report in February 2025, and in the 2026-27 state budget, Tamil Nadu said it was still seeking the Centre’s approval. Some ads for Chromepet flats talk about the metro as if it opens next year. That isn’t realistic. The train and roads in use today are what a purchase should rest on, with the metro counted as a bonus when it comes.

Schools, and the 8 a.m. test

Chromepet has had established schools for decades. NSN Matriculation School has been running since 1968, and its CBSE school, NSN Memorial, opened in Chitlapakkam in 2012. Hilton Matriculation, Shikshaa Public School and St. Paul’s Matriculation in Bharathipuram are also in the locality, with Vels Vidyashram is close by.

For college, there’s MIT. The Madras Institute of Technology was founded in 1949, a decade before IIT Madras, and A.P.J. Abdul Kalam studied aeronautics there.

One tip for anyone shortlisting new apartments in Chrompet is to use the educational institutes’ route on a weekday at 8 a.m. before deciding. The railway line divides the locality into east and west, and the MIT flyover is the main crossing, so two points that look close on a map can be incredibly a slow trip.

Hospitals without a trip into the city

Dr. Rela Institute & Medical Centre on CLC Works Road is a quaternary care hospital on a 36-acre campus, with 450 beds, 130 of them for critical care. It’s famous for liver transplants and runs an international patient desk. Sree Balaji Medical College and Hospital is on the same road.

Closer to the highway, the Government Hospital on GST Road and Parvathy Hospital in Kamakshi Colony cover any visits and emergencies. Hindu Mission Hospital is also a short drive south. For a household with elderly parents, this spread of care is a fair reason to pick new flats in Chrompet over cheaper options further out.

Shops and Music

GST Road at Chromepet has emerged as one of the biggest retail hubs in Chennai. There are textile outlets like Pothys and Saravana Stores next to electronic showrooms like Croma, Reliance Digital and Poorvika, and thus weekend shopping does not require going to T. Nagar. There is a famous temple called Kumaran Kundram Temple in Chromepet and Chromepet Cultural Academy conducts Carnatic kacheris during the Margazhi month.

Where Avinya fits

Avinya is a boutique project under Raunaq Boutique Homes, with 49 homes in 2 and 3 BHK layouts from 1,063 to 1,484 sq ft. It is built as stilt plus five floors, registered with TN RERA under TN/29/Building/0238/2025. Its amenities are practical rather than showy, covering CrossFit and cardio areas, table tennis, snooker, a kids’ play area and a landscaped walkway. Famous banks are in partnership with Avinya.

In regards to Chromepet flats, price per square foot reveals only part of the truth. The number of families who use the facilities has an equal significance, and 49 houses constitute a totally different environment from a 400 flat tower.

Checking it for yourself

The surest test is one ordinary weekday in the area. Do the school run at 8 a.m., drive to Rela, and take a train from Chromepet station at the hour you’d usually travel. If that day works for your family, new flats in Chrompet close to these landmarks deserve a closer look.
